Based upon the initial consultation, we will work with the client and their belongings to reach the
optimal placement of furniture, artwork and accessories to showcase the property. Artwork and
collections may be rearranged or pre-packed for safekeeping. De-cluttering, re-organizing and re-
arranging will be completed with the homeowner. Accessories, artwork and furniture can be
rented as needed, to highlight the current lifestyle of the house, which is key to attracting buyers.
Since each house is unique the average staging costs varies according to location. Staging an
average 3 bedroom home would approximately cost between $450- $800 plus the cost of
furniture rental (if required).
Staging a Vacant Property
Properties that are minimally furnished or vacant require staging in order to provide the visual
interest and emotional appeal for potential buyers. Furniture and accessories are rented to
highlight the rooms and create a lifestyle selling atmosphere. Lifestyle selling attracts a greater

vacant home will cost approximately between $450 - $850 to stage, plus the cost of furniture
rental.
The Staging Investment

always less than a price reduction while on the market. Properties that are to be staged® have
already had an initial consultation. Based on this consultation and the amount of work we have
been engaged to complete, we will indicate the amount of time required to reach our
recommendations. Each house is unique in terms of the amount of time and effort required
therefore, the home staging time will vary per location. It will include the time at the home to
prepare the house for sale and the time to de-stage (if required).
